Self-Employed
Bank statement loans, P&L loans, and other options for business owners.
For business owners, 1099 contractors, and gig earners whose tax returns understate real cash flow. Instead of W-2s and tax returns, qualify with 12–24 months of personal or business bank statements, or a CPA-prepared P&L — your deposits tell the story, not your deductions. Available for purchases and refinances, primary homes and investment properties. Typical expectations: about two years of self-employment history, some reserves, and a standard credit review. No Income Documentation
Qualification without W-2s or tax returns. Ideal for privacy or complex income.
For borrowers whose income is complex, private, or hard to document — retirees living on assets, investors between liquidity events, or anyone who values discretion. These programs qualify you on what you own (asset-based qualification) or on the property itself, rather than on pay stubs and tax returns. No W-2s or 1040s required for many options. Compared with full-documentation loans, expect a larger down payment and a stronger credit profile. We'll tell you honestly which path prices better for your situation.
Rental Income (DSCR)
Investment property loans qualified on the property's cash flow, not personal income.
For real estate investors: the property qualifies, not your paycheck. DSCR (debt-service coverage ratio) programs look at whether the rent covers the monthly payment — no personal income documentation, no employment verification, no tax returns. Works for 1–4 unit rentals, and many programs accept short-term rental income. Closing in an LLC is allowed on most programs, and there's no cap on how many financed properties you already own. A straightforward tool for scaling a portfolio.
Investment Properties
Purchase or refi 1-4 unit rentals, short-term rentals, and portfolios.
Purchase, rate/term refinance, or cash-out on 1–4 unit rental properties. Depending on your situation we can document income the traditional way, with bank statements, or let the property qualify itself (DSCR) — we'll compare all three paths across our lenders and show you the trade-offs. Foreign National
Financing for non-US residents purchasing US real estate. No SSN required for many programs.
For non-US citizens and non-residents purchasing US real estate. Many programs require no SSN and no US credit history — qualification can be based on passport and visa documentation, foreign credit references, or the property's rental income (DSCR). ITIN borrower options are also available. Expect a larger down payment than a domestic full-documentation loan.
